Our history

Since the early 2000s, SVA Property Valuers has built a reputation for delivering significant savings on Land Tax and Council Rates for property owners. Through our effective Rating and Taxation strategy, we’ve consistently added value to our clients’ property management and investment processes.

Over the past two years alone, we’ve handled more than 1,500 objections and appeals, demonstrating our deep expertise in navigating complex property-related challenges. Our notable projects include completing site and unimproved land valuations for the entire Brisbane Airport Corporation portfolio, valued at over $900 million.

As the process for lodging valuation objections has evolved, we’ve adapted by dedicating extensive time and effort to ensure objections are properly made and accepted. The more comprehensive the information provided to the Valuer General, the quicker issues can be resolved, enabling property owners to receive timely refunds for overpaid Land Tax and Rates. Our approach includes mediations with statutory valuers, Court-appointed mediations, and ongoing negotiations to ensure the best possible outcomes for our clients.

Our team

Neil Murphy, AAPI

With over 20 years in the property industry, Neil is the national point of contact for SVA Property Advisory. He manages a diverse portfolio of Site Value objections for both institutional and private clients, including Court-appointed preliminary conferences, expert evidence in the Land Court, and negotiations with the Department of Natural Resources and Mines. His objections cover all asset classes, from large regional shopping centres and CBD land to fringe and smaller commercial, retail, industrial, and residential properties. Neil has handled over 1500 objections and appeals in recent years, managing reviews and advice nationwide through his valuation counterparts in each state. He also recently completed site and unimproved land valuations for all Brisbane Airport Corporation land, valued at over $900 million.

Coen Ladewig, AAPI
Director

Coen has been in the real estate industry since 2007 and is regarded as a leading expert in the Land Court. He has served as an Expert Witness in over 100 appeals and contributed to Land Court decisions that reshaped land valuation in Queensland, including Drivas Lakes Pty Limited v Valuer General (2019), YFG Shopping Centres Pty Ltd v Valuer General (2019), and Eumundi Group Hotels Pty Ltd v Valuer General (2020). Coen works with both institutional and private clients, assisting with Site and Unimproved Value objections, expert evidence in the Land Court, Court-appointed preliminary conferences, and Independently Chaired Mandatory Conferences. His objections cover all asset classes, from CBD and regional commercial properties to industrial developments, retail centres, childcare, theme parks, build-to-rent, and residential uses.

Karl Hurman, AAPI
Director

Karl began his valuation career in 2007 in Regional Queensland, valuing rural properties and cattle stations for the Valuer General’s Department, before transitioning to private valuation in 2015. He also led the state-wide delivery of shopping centre valuations, from neighbourhood centres to super-regional centres, and managed statutory valuations across the Brisbane CBD and Fringe. Karl was frequently called upon by the Valuer General for expert opinions on complex matters such as shopping centres, offices, residential properties, theme parks, and marinas. In addition to statutory valuation objections and appeals, Karl acts as an Expert Witness in the Land Court and handles acquisitions and disposals for both private and government clients, including schools, stadiums, and shopping centres. His unique expertise in statutory valuation is invaluable to clients across both government and private sectors.
